The new warehouse building is located at the intersection of Stockton Avenue and 32nd Street on the east edge of the Okotoks Industrial Park. There is direct visibility to Stockton Avenue and 32nd Street. Property access is from Stockton Avenue.

  • Highway 7 (south to High River)
  • The Costco/Home Depot-anchored commercial development in South Okotoks

Customizable Bay Sizes

The 10 bay warehouse space features bay size that range from 1700 sq. ft. to 2900 sq. ft. in the concept plan. The building will feature a sprinkler system that both protects inventory/lessee property while permitting moveable Interior walls. Bay sizes are therefore negotiable at this stage of construction.

The building is designed to accommodate second floor mezzanine construction at the discretion of the interest of the lessee. Total second floor area is at the discretion of the Development Approval Authority (Town of Okotoks).

All uses require a development permit from the Town of Okotoks.

Competitive Lease Rates

Lease rates will range from $15.50 to $16.50/sq. ft triple net (estimated $4.00 to $4.50/sq. ft.). These rates are competitive with locations elsewhere in the Okotoks.
